Terms of Service

These terms govern your use of clearedhomes.com and the services provided by Cleared Homes (“Cleared Homes,” “we,” “us,” or “our”). By using this site or engaging us, you agree to them.
What we do
Professional organizing, home and estate cleanouts, downsizing and senior transitions, pre-sale home preparation, the Home Health Check, and home concierge and coordination work. The scope, schedule and price of any particular job are governed by the written agreement for that job, not by this page.
Quotes and prices
Except for the Home Health Check, which is a flat $375, we do not quote prices on this site or over the phone without seeing the property. Smaller organizing work is priced by the day; larger projects are quoted as a fixed price once we have seen the space. You receive that price in writing before any work begins. Anything described on this site as an example or a range is illustrative and is not an offer.
The Home Health Check is not a home inspection
The Home Health Check is a walkthrough that produces a written, prioritized list of what your house needs and in what order. It isnot a licensed home inspection and does not replace one. We do not perform licensed trade inspections and we do not issue reports for use in a real-estate transaction. Any cost figures in that document are rough estimates to help you plan, not quotes or appraisals.
Part of the walkthrough covers conditions that affect daily living — chemical storage, buildup inside appliances, ventilation, slow leaks, fall hazards and detector age. This is not an environmental, air-quality or health assessment, and nothing in it is medical advice. We describe what is visible, tell you what we would do about it, and refer you to a specialist where one is needed. We do not test, diagnose or treat.
We do not do licensed trade work
We identify what needs attention, tell you which trade it needs, and can coordinate and oversee that person. We do not perform electrical, plumbing, HVAC, structural or other licensed trade work ourselves. Where we coordinate a third party, your agreement for that work is with them.
Your belongings, and your decisions
Everything we handle is sorted one of five ways: keep, donate, sell, discard, or review. Anything we are uncertain about goes to review and waits for you. Nothing uncertain leaves the property without your say-so.
You are responsible for telling us before we start about anything of unusual value, legal significance or sentimental importance — jewelry, cash, firearms, deeds, titles, financial and medical records, items subject to an estate or a dispute. We strongly recommend you remove valuables and sensitive documents yourself, or point them out to us on the walkthrough, rather than relying on them being noticed.
If you are acting for someone else — a parent, an estate, a client — you confirm you have the authority to make decisions about the property and its contents.
Access to the property
You arrange our access and confirm that utilities, lighting and safe entry are available. If conditions at the property are unsafe, or if what we find differs materially from what was described, we may pause the work and discuss a revised scope and price with you before continuing.
Photographs
We photograph our work for our own records. We publish nothing showing your property without your written permission, given separately in the service agreement. See the privacy policy.
Donations and disposal
Where we coordinate donations, we provide the documentation the receiving organization gives us. We do not value donated items, and nothing we provide is tax advice. Items for disposal are handled through third-party haulers.
Using this site
Use the site lawfully, give us accurate information, and get whatever permission you need before sharing someone else's information with us. Don't attempt to disrupt or gain unauthorized access to the site.
Third-party tools
The forms and the chat on this site are provided by our customer-relationship and scheduling platform (RevitUp/LeadConnector). Your use of them may also be subject to that provider's terms, and we are not responsible for third-party services.
No guarantee of outcome
We do not guarantee that a property will sell, sell at any price, pass any inspection, or be ready by a date not committed to in writing. Testimonials and photographs on this site describe particular jobs and are not a promise of a comparable result.
Intellectual property
The content of this site — text, photographs, graphics and design — is ours or our licensors', and may not be copied or redistributed without written permission.
Disclaimers and limits
This site and its content are provided “as is,” without warranties of any kind. To the fullest extent the law allows, we are not liable for indirect, incidental, special or consequential damages arising from your use of this site. Our total liability for any claim relating to this site or to a service will not exceed what you actually paid us for the service giving rise to the claim. Nothing here limits liability that cannot be limited by law.
Governing law
These terms are governed by the laws of the State of Maryland, without regard to its conflict-of-laws rules.
Changes
We may update these terms. If we make a material change we will update the date at the top, and continuing to use the site after that constitutes acceptance.
